As we near the 4th quarter of 2018, I have been reflecting on our home sales this year compared to last year's sales.  It has been a very unpredictable year in real estate in The Woodlands.  What we have seen is a stabilization of prices and in some cases, home prices have actually decreased.  What is most important to buyers at this time is to have an updated home.  It is not only important to have granite or solid surface countertops, hardwood or tile flooring, low-pile carpet (if you must have carpet at all), updated appliances, hardware and fixtures but now buyers want light-colored granite, quartz or quartzite, SS appliances, oversized showers and freestanding tubs. 

Paint colors have also evolved into cool colors such as grays and whites.  Not everyone is a fan of gray walls so many are opting for a greige color.  As for cabinet colors?  White is the chosen color now.  There are many shades of white and choosing a color can be difficult but there are color consultants who can help for little to no cost at all.  Choosing just the right color is very important.
